Rental Guidelines & Policies
We want every guest to have an enjoyable, seamless experience At The Grandview. To help maintain the space for everyone, please review and follow the guidelines below:
Arrival & Departure
• Please arrive no sooner than 10 minutes before your scheduled time and depart within your scheduled rental window.
• Setup, teardown, and cleanup must be completed during your reserved time.
• If you require additional time, please contact us in advance to adjust your booking.
Kindly Respect the Space
• No nails, screws, or adhesives on walls, windows, or beams.
• NO glitter or confetti.
• Furniture and décor may be moved gently but must be returned to their original placement before departure.
• No open flames, candles or sparklers on the property.
Pet(s)
Pets are allowed on the property under the following conditions:
• Pet Owner assumes total responsibility for the pet including, but not limited to, ensuring the safety of all others on the entire property, and Pet Owner is liable for any injury or damages caused by pet.
• All dogs must be on a leash at all times - No exceptions!
• Please clean up after and leave no trace of your animal.
Food & Beverages
• Light refreshments are allowed. To keep bear and critter activity to a minimum, ALL TRASH MUST be disposed of (food leftovers, wrappers or anything of that nature).
• Please dispose of all trash in the provided bins.
Included with Every Rental:
• Full access to The Porch and every space within the fence area
• Vintage furniture pieces (benches, chairs, table, etc.)
• Styled décor including rugs, throws, pillows, florals, and props
Please Note:
• Property is monitored by multiple cameras.
• There is no onsite restroom. Please plan accordingly for you and your clients/guests.
• Handle all vintage and antique items with care. Be mindful when moving furniture to avoid damage
• If you plan to bring additional props, flowers, or furniture, prior approval is required.
Optional Features:
• Three seasonal styled sets throughout the year (Spring, Fall and Christmas)
• Multiple decorated spaces within the fence
• Additional props may be available upon request
Booking & Payment
• Payment in full is required at the time of booking to reserve your date and time.
• Your reservation is not secured until payment and signed contract is received.
Reschedule Policy
• We understand that schedules may change — you may reschedule your session with at least 14 days notice prior to your reserved date.
• Reschedule requests made within 14 days are not guaranteed and may require a new booking.
Cancellation Policy
• All payments are non-refundable within 14 days of scheduled appointment unless covered by the Weather Policy.
• No-shows will result in complete forfeiture of the paid amount.
Weather Policy
• Given the very unpredictable nature of Georgia weather and that The Porch is an outdoor venue, we understand that weather may affect your scheduled time. We will work with you to reschedule on a case by case basis. This includes severe weather conditions where warnings have been posted.
Damage Policy
• Please handle all furniture, props, and décor with care.
• Any damage to the property, structure, furnishings or décor caused during your rental will be the financial responsibility of the renter.
• Any damages or issues must be reported immediately.

LIABILLITY & ASSUMPTION OF RISK
• At The Grandview, LLC, is located on a private property with natural terrain, outdoor elements (including but not limited to snakes, spiders and things that sting), structures and a functioning entry gate. By booking, The Renter and their guests acknowledge and accept all inherent risks associated with being on the property.
• At The Grandview, LLC, is not responsible for any damage to vehicles while on site, including but not limited to:
– Gate operation or contact
– Other vehicles
– Trees, branches, gravel, or natural surroundings
• The Renter is responsible for communicating all property guidelines, risks, and policies to their clients, guests and any third parties.
• The Renter assumes full responsibility and liability for themselves, their clients, guests and any assistants during their reserved time, including any injuries, damages or incidents that occur.
• At The Grandview, LLC, its owners, and affiliates are released and held harmless and are not liable for any personal injury, accidents, vehicle damage or lost or stolen items.
• Entry onto the property and use of the space is at your own risk.
• Please be advised that there is a pool on the property that is part of the private residence and is strictly off limits to all photographers, clients and guests.
Additionally, there is a chicken pen that is strictly off limits to all photographers, clients and guests. Use of these areas is prohibited.
Any individual who chooses to disregard this rule does so at their own risk, and At The Grandview, LLC, is released from and assumes no liability for any resulting injury or damage.
